Tenant find service

Our tenant find service does exactly what it says. We will work closely with you to properly showcase and advertise your property and carry out viewings with prospective tenants. We then work on your behalf to negotiate and agree an acceptable offer and follow this through to handing over keys. This service includes but is not limited to:

  • Showcasing the property using professional photography and particulars and advertising on the UKโ€™s largest web portals including Rightmove & OnTheMarket as well as through our exclusive database and social media portals.
  • Tenant verification and referencing to better understand who will be living at the property. This includes work references, previous landlord references as well as full credit search and affordability criteria.
  • Successful negotiation of an offer to make sure the terms work for them as well as you. We normally agree a term of no less than 12 months and can tailor it to suit your needs.
  • The completion of Tenancy Agreements (AST) and legal paperwork such as Guarantors etc. All tailored to suit your specific property and your individual needs.
  • Rent & Damage Deposit collection with the initial funds collected prior to key handover and future rent payments set up.
  • Key handover and providing essential paperwork to you and your tenants including AST, Guarantor agreements, referencing reports, UK How to rent guides, EPC etc

The commission for our Tenant find service is charged at the rate of 75% of one months rent pus VAT.

Fully Managed service

Should you want us to take away the stress and deal with everything on your behalf. Our fully managed, tailored & bespoke service covers everything you might require for the day-to-day management and running of a rental property to provide peace of mind to both you and your tenants as well as protect you from the potential legal minefield of being a landlord. In addition to our tenant find service, this service includes but is not limited to:

  • Prior to the start of a tenancy, we work with you to ensure youโ€™re fully legal compliant and that the property is prepped and ready for tenant. This may include things such as carrying out A Gas Safe Certificate, EICR, EPC or arranging for PAT. We have a team of trusted, independent contractors who we use regularly to assist with this.
  • Damage Deposit protection and the necessary compliance paperwork.
  • In person key handover. We meet your tenants at the property and carry out detailed โ€˜check inโ€™ appointment to show them around their new home whilst getting to know them
  • Regular property inspections to ensure the property is not only maintained but improved to ensure your asset is protected for the future as well as pre-empt possible future issues. We work closely with a team of trusted, independent contractors who we use regularly to assist with this.
  • Rent collection is collected, allocated and then paid into your account with a full breakdown as well as end of year statements. Should there any issues with rent arrears, we work closely with tenants and landlords to ensure these are settled quickly.
  • Emergency out of hours contact for when the unexpected happens and your tenant needs help. We have a fully interactive and transparent landlord portal where you can keep track of payments and paperwork and as always, 121 contact with an experienced member of the team.

Our fully managed, tailored service is charged at the rate of 10% plus VAT
